Company Information

Founded in 1982, Phoenix Properties, LLC (“Phoenix”) is a full service real estate management and investment firm serving the residential apartment and commercial office and retail market in the greater Southwest Michigan area. In addition, Phoenix owns and operates five (5) commercial office & retail properties in the Scottsdale, Arizona area.

Phoenix offers a combination of active property management services, including day-to-day management, leasing, accounts receivable and payable management, and tenant repairs, including the maintenance and administration of 30 properties in its portfolio.

Phoenix Properties was originally founded as a “captive” service firm that provided day- to-day management and leasing services for five (5) properties owned by a related entity. Once Phoenix developed the infrastructure to manage its “captive” business, it slowly began expanding the range of its target market seeking to offer professional real estate services to third party corporate and individual investors who own apartment complexes, office buildings and retail shopping centers.

The firm has worked diligently at growing its third party business base. During the 1990’s, the Company hired additional qualified management staff, and brought in additional partners, which resulted in the development of many new business contacts within the Southwest Michigan area. Phoenix has successfully doubled its base of management and leasing income and is well positioned for continued growth in its third party professional real estate management services. Currently, Phoenix owns all (or a majority interest in), fifteen of the thirty properties in its management portfolio, which has a combined total value of approximately $200 million.

Multi-Family Housing

Having successfully managed more than 3,000 apartment units over 20 years, we have developed standards of performance with proven results. These standards ensure the continuity and desirability of our communities. We invest in ongoing training, including our use of “The Leasing Workshop” division of CLASS. In addition, managers and maintenance personnel must complete tough certification requirements. Properties are further supported by supervision and monitoring to maintain high occupancy rates and returns.

Collegiate Housing

The housing needs of college students present both a unique and gratifying challenge. Location is critical. An attractive, well maintained environment is equally important. Both parent and students want a place that offers convenience, comfort and security. Phoenix Properties has gained attention for its thorough approach to developing and managing a number of new collegiate housing projects. Our success in this highly competitive sector didn’t come merely by chance. We combined the most sought-after amenities with responsiveness to residents’ needs and target marketing to enhance occupancy levels. Assisted & Affordable

Phoenix Properties brings to the assisted segment customer-service techniques generally reserved for the conventional housing market. In doing so, we elevate the quality of management and most importantly, the quality of living for residents, over what is typically associated with assisted housing. Our experience with government requirements helps us operate these properties efficiently and our accounting procedures provide a complete operational outlook.

Office & Retail

In addition to matching the right tenant with the right space, effective office and retail facility management requires a consistently high standard of maintenance and accountability. Our background as both owner and tenant gives us the ability to see issues and opportunities from a broad perspective. For owners, we offer marketing services and recommendations to increase return on investment. For tenants, we provide a local contact for a host of services including build-to-suit renovations, flexible lease terms, and quick-response to needs as they arise. Phoenix Properties has managed or leased over 1 million square feet of office, retail and industrial space in southwest Michigan by putting the needs of our customers first. It is a philosophy that has served us well.

Accounting & Tracking

Phoenix Properties uses Yardi Systems Software, a fully-integrated property management accounting system to provide comprehensive, accurate and timely information about occupancy, collections and expenses for each of the properties we manage. This gives owners a detailed report of their property’s performance. Beyond providing this information, we will help you analyze and identify areas for greater cost-efficiency and improved profitability wherever possible.
